Inn and Property Policies Check-In/Check-Out: Check in is between 3 and 6 pm. Check out is by 11 am. Exceptions can often be made for earlier/late check in if received 48 hrs prior to reservation date. Fees may apply. Room Rates/Occupancy: Advance reservations are required. A 50% deposit is due at the time of booking, fully refundable only if canceled within 24 hours of booking otherwise you will be charged a $25 cancellation fee. We accept all major credit cards. Balances will be collected upon check-out. Rates and offers are based on double occupancy and subject to availability. Rates do not include Virginia sales and occupancy taxes (12.3%) Special offers cannot be combined with any other offers, discounts, or promotions. Weekends (Friday-Sunday) and some peak season dates require a two-night minimum stay. Some holiday and special event weekends require a three-night minimum stay, as indicated on our availability calendar. Occupancy of rooms is for registered guests only. Occupancy for all suites is two adults. We reserve the right to ask guests to leave, without refund of reservation. Cancellations: If your plans change after your reservation is confirmed, cancellation notice is required 14 days in advance of your arrival date. You will be refunded your deposit, minus a $25 cancellation fee. If you cancel your reservation 14 days or less prior to arrival date, you are responsible for the entire cost of your reservation. The cancellation fee also applies to changes in your arrival/departure date which result in a shorter stay. No refunds are provided for late arrivals or early departures. Pets: While pets are not permitted on property we can recommend local accommodations that are just minutes from the Inn. Sunny Ridge Kennels Children: We are not able to accommodate children under the age of 12. Smoking: Smoking or vaping is strictly prohibited inside the main house (to include guest rooms, common area, bathrooms, porches) or inside any of outside buildings. Smoking, including vaping, is permitted in designated areas only. If you smoke/vape anywhere except designated areas, we will charge your credit card an additional $200. Forgotten Items: Items left behind may be shipped to you. We charge the regular shipping fees plus $15 handling fee. Due to a lack of storage space, we can only hold forgotten items for 7 days. If you feel you have left an item, please email us. Things Borrowed or Broken: Items in your room and on property are intended to be used while you are visiting with us. If an item is missing from your suite, your credit card will be charged. If there are damages to your suite beyond normal use, you will be responsible for damages and your credit card will be charged.
